  • The property let immediately at £575 per month. Taking into account an interest-only mortgage, management, maintenance and voids this property can expect to generate around £350 per month profit. At the time of writing similar size and condition, properties are selling for in excess of £100,000.

  • What we found
  • A run down 2 extended bedroom property suitable for conversion to a 3 bedroom property in a popular rental location in Stockton On Tees. We purchased this property for £39,995.
  • Refurbishment Details
  • This property was refurbished entirely. This included: stripping, damp coursing, rewiring, replacement central heating, reskimming, subdividing the front bedroom, a replacement flat roof, rendering, new kitchen, bathroom, flooring and decor. This totalled around £23,000.
  • Outcome
  • This property was let quickly at £595pcm generating around £350 per month for our investor net of all costs and charges. At the time of completion, smaller and inferior properties in the area were selling in the region of £105,000. Net of all associated costs and fees this represents a paper profit of around £35,000 for our investor.

  • This property was let as-is for over a year before being refurbished entirely at the end of the tenancy due to the relatively tired condition. This included stripping, rewiring, replacing the central heating, reskimming, installing a downstairs toilet, a new kitchen, bathroom, flooring and decor. This was achieved for around £15,000.
  • Outcome
  • This property was let quickly at £595pcm generating around £330 per month for our investor net of all costs and charges. These properties are currently selling for between £110,000 to £115,000. Given the previous rental profit of around £4,000 in the previous year, after a year of ownership, our investor has generated a paper profit of around £30,000-£35,000.

  • The property was let almost immediately at £550, generating a monthly profit for our investor net of all costs of around £400 per month.
